各位房市先進的大大:

小弟的女兒剛滿六個月，想說一直租房子也不是辦法，所以最近開始萌生了買房的念頭，但是又因為我與老婆雙方家人都沒辦法資助，所以只好從二手屋看起。
最近看上了光華二街上的將近20年華廈，單坪售價14萬左右，附一個平面車位。
優點是學區不錯、生活機能也OK、公設少、室內加陽台33坪、格局方正。
缺點是20年華廈每坪還要14。

所以再察看了一下未來21，屋齡五年，單坪16萬。
優點是屋齡新(相對較保值)、週遭環境不至於太擁擠。
缺點是公設比高，室內坪數較小，總價會稍微高了一些些。

請問各位大大，若你們是我的話，會選擇哪一區呢？
